This website is operated by S&S Property Services LLC ("S&S," "we," "us," or "our"), a property services company based in Wausau, Wisconsin. Submitting the quote form does not create a contract and does not reserve a spot on our schedule. Prices shown on this site are typical starting points for Wausau-area properties, not quotes. Your estimate becomes firm only when we confirm it in writing, and it can change if site conditions differ from what was described — access, slope, soil, material grade, debris weight, or the true size of the area.

We may decline any request. Material orders, delivery and diesel charges, dump fees, and travel outside the Wausau area are spelled out with your estimate before work begins.

When you check the text-message box on the quote form, you agree that S&S Property Services may send you text messages about that request — a confirmation right after you submit it, and follow-up messages about scheduling, questions, and your estimate. We do not sell or share your number for anyone else's marketing.

Message frequency varies with your request. Message and data rates may apply from your carrier. Reply STOP at any time to stop texts, or HELP for help. If you would rather not receive texts, leave the phone field blank and reach us by email or by calling 715-302-8562 instead.

By uploading a photo you confirm that you own it or have permission to share it, that it shows the property you want quoted, and that it contains no one else's private, confidential, unlawful, or copyrighted material. Please do not upload documents, identification, or images of people. We may delete any submitted file at our discretion.

Unless you give us separate written permission, we will not use your photos in advertising or on social media.

You agree not to use this website or its forms to submit false, misleading, unlawful, threatening, harassing, defamatory, or infringing content; to impersonate another person or submit someone else's contact details without their permission; to upload malicious code or any file that is not a genuine photograph of the property in question; or to attempt to probe, scan, scrape, overload, or gain unauthorized access to this website, our systems, or our data.

We reserve the right to refuse, remove, or report any submission that appears fraudulent, abusive, or automated. Such submissions may be retained as evidence, including the IP address and time of submission, and reported to law enforcement or to the submitter's internet provider.

This website and its content are provided "as is" and for general informational purposes only. Service descriptions, photographs, and examples are illustrative and do not guarantee any specific result, price, timeline, or availability. Some images on this site are illustrative representations of the services we offer rather than photographs of specific past projects.

To the fullest extent permitted by Wisconsin law, S&S Property Services LLC and its owners, employees, and contractors are not liable for any indirect, incidental, consequential, special, or punitive damages arising out of your use of this website or your reliance on its content, and our total liability relating to this website shall not exceed one hundred dollars ($100). Nothing here limits our responsibility for work we actually perform under a signed agreement or accepted estimate. S&S Property Services LLC carries liability insurance for the work it performs; proof of insurance is available on request.

This website may display a map or other content provided by third parties. We do not control those services and are not responsible for their content or privacy practices. We do not fetch, display, or act upon any web address submitted through our forms.

How we handle the information and photos you send us is described in our privacy policy, which forms part of these terms.

These terms and any dispute relating to this website or to information submitted through it are governed by the laws of the State of Wisconsin, without regard to conflict-of-law rules. Any action must be brought in the state or federal courts located in Marathon County, Wisconsin, and you consent to that venue.

We may update these terms from time to time. The effective date above shows when they were last revised, and continued use of this website after a change means you accept the updated terms.
